Case study - Luxury design and Build
Development of two luxury detached homes in the conservation area of Rappax Road. The original scheme had planning permission for three houses, with a total square footage of approximately 9500. With one entrance and driveway serving all three properties.
We subsequently changed the planning permission to two houses with a total square footage of 16,000 for both. This clever change resulted in the end development value and sales value of the properties being considerably more than the original three house development and the properties sit much better on the plot and within the local surroundings.
This was a complicated scheme and even though the internal garden walls were barely visible to the road, the planning was rejected and an appeal process began. This appeal was granted. Since the erection of both properties we have put in another application to create separate driveways for both developments, again adding more value to each individual property. In December 2011 after 2 failed applications and 1 appeal, we have been successful in gaining full permission and works will be underway in the near future.
