Planning appeal for three houses on a site, which was situated to the back rear gardens belonging to 6-7 houses, thus making this a site with significant complications.
This application involved specialist consultants from each of the council departments including highways, trees, planting and design, which virtually incorporated the full town planning service. The planning resulted in an appeal.
The process was extremely complicated and had major planning issues as it not only bordered 6-7 homes but it also bordered historic woodlands hosting endangered and protected inhabitants such as bats and voles. There were tree protection schemes put in place, land stabilization schemes covering the foundations of the building, Design schemes to fit in with the current Victorian street scheme, landscape scheme, Lighting, highways issues regarding parking, access and turning problems.
Even though the application was recommended for approval by the local planning officer, there was strong local opposition from neighboring properties and the parish council with who most sit on the planning committee. The opposition was so strong 6 members of the parish council stood up and voiced objections on various points, some which were valid, but most were not. Unfortunately the opposition was so strong that the planning committee refused the application.
It was then left to our team to prepare an even more robust case to the planning inspectorate. This involved considerable man hours, professional and specialist planning expertise. This thorough report was lodged with the planning inspectorate to consider in November 2011 and subsequently as a result of our hard work, experience and dedication planning permission was granted.
